Housing Association Tenants Disrepair Claims

More of us live in Housing Association properties in the UK than any other single landlord. While Councils used to dominate the rental market, that changed in the 2000’s and ever since we have seen a steady rise in Housing Association tenants coupled with a steady fall in Council tenancies.  

As of 2018, Housing Associations in the UK had 2.4 million properties under their ownership.  

If you are a Housing Association tenant, no matter if you pay the rent in full directly or if you receive partial or full assistance from Housing Benefit, you are legally entitled to reside in a property that is well maintained and fully fit for you to inhabit. Sadly, in our experience, that is not always the case.  

Time and time again we hear from clients that they have reported their problem to their Association – be it mould, leaks, cracks in the walls, rats, etc – only to be told that nothing can be done at the moment as the funds are not available. If your property is in a state of disrepair then you MUST bring it to the Association’s attention and likewise they MUST deal with the issue appropriately. Do not for one moment put up with an unacceptable problem to your property just because you think others may be worse off than you. As admirable as that attitude may be, in this instance you have to put yourself and your family first. Likewise you should not accept being ‘fobbed off’ about a lack of money, to put it bluntly that is the Association’s problem, not yours.
